Step 1: The homeowner submits the tax bill to Practical Solutions, signs a service agreement, and makes payment to Practical Solutions, LLC.
Step 2: Practical Solutions prepares appeal evidence including: Sales Comparable's (comparable market analysis)
Comparable Sales Adjustments
Apply cost of sales, condition of property, and applicable income analysis to the sales adjustments
Preparation of a Value Reconciliation Report (VRR)
Presentation Preparation (i.e. photos, aerials, plats, special exhibits, and statutes)
Step 3: Practical Solutions files a complete appeal with evidence to the county's Value Adjustment Board (VAB).
Step 4: Property owner is notified by assessor to set up a conference call or face-to-face conference to discuss the appeal, which A Practical Solutions representative will assist you.
Step 5:Where there is a failed or insufficient reduction, Practical Solutions will assist you in filling out and filing a a Protest form. The Protest forms are to be hand delivered within 30 days of notification. Once you are notified and receive a date to appear in front of the VAB, A Practical Solutions agent or attorney will assist you at the hearing.
Step 6: Property owner is notified by assessor of hearing outcome.
Step 7: Homeowner makes reduced tax payment and receives a lower mortgage payment or receives a full refund from Practical Solutions.

Practical Solutions are Taxpayer Advocates that knows how the Assessor's Office works. Practical Solutions knows the strengths and weaknesses of the "system." The system was designed to value otherwise unique and widely varied properties using a computer assisted mass appraisal program. This program is used specifically by Assessor's. Practical Solutions uses their knowledge of the software and their understanding of the local market to help their clients lower their property taxes. Simple clerical errors could result in an "over appraisal" of your property. This happens more frequently than you would expect. The County Assessor's office bases property values on recent sales of similar properties in the area. In historic districts or neighborhoods where properties size, value, and condition greatly differ it is difficult for there to be an accurate appraisal of one's property using this method. South Carolina encourages property owners to review their taxes for unfair taxation. If an error is found however a qualified person must bring the mistake to the attention of the County Assessor. A successful claim may lower your annual tax bill for up to 5 years!You have great odds at lowering your annual real estate taxes a proper claim with supporting information is brought forth. New laws are being considered to allow people to file a tax appeal for the current year up to 90 days AFTER tax bills are mailed (which is usually around October 1st). State laws relating to property taxes have significantly changed in SC in the last year and are expected to continue changing. For this reason, it is important that the Assessor's office maintains up to date information on all properties. A property owners knowledge of their property is very important and should never be overlooked in their assessment.
